When it comes to such a big investment, questions are bound to come. We have tried to answer some of the most commonly asked questions that might help you make an informed decision:
Firstly, make sure you are signed up to our buyer’s list. Then you will get an email and/or text message the minute a new property is available, and you’ll be able to reply right away with your offer or other questions. If you’re not yet on our buyer’s email list but come across one of your properties you want to offer on, send an email to billy@BellREI.com. Once you connect with us and you want to purchase the property, we’ll require an earnest deposit to secure your offer on that property. We’ll answer any of your questions, so you feel 100% confident in your decisions.
We don’t charge homeowners any fees or commissions to help them find a solution. When selling a property to our investors, we add our assignment fee on top of our purchased price depending on the discount we are able to negotiate with the seller. The investor/buyer also pays the closing costs (title & escrow fees), but even after closing costs and our assignment fee, properties are still priced as a home fun for the investor buyer.
We’re always sourcing new investment properties… and add new properties to this site on a continual basis. So, make sure you get signed up to our buyer’s list, because our properties are priced so hot, they typically sell within the hour.
We tend to work with people looking for investment properties who are paying cash or utilizing hard money loans and who can close quickly. However, if you are pre-approved with a bank and can close quickly… we’ll consider all offers.
Most properties you’ll find on our site are ones that you’ll never find on the MLS. The MLS is the “Multiple Listing Service” which is where real estate agents list properties for sale. We work directly with the homeowners because many times we’re able to help them solve their problem more quickly and cheaper than listing it on the MLS.
The marketing strategies and systems we have developed over the last several years get us face to face with sellers before most others can even get them on the phone. This allows us to negotiate before less experienced investors have the time to bid the profit margins right out of the deal. With that edge, we are able to pass these discounts on to our buyers, and still make a reasonable assignment fee.
